Selling your home is a fierce competition. There are a lot of properties up for sale and some of which may even be in your same neighborhood. How then can you shorten the time of selling your home? 

It is easy to think of lowering the selling price of your house, but in this article, we give you some other useful tips to improve the marketability of your property.

Differentiate from others

To make your house stand out, you may want to consider adding value to it. Some improvements such as landscaping, upgrading the doors and windows, or repainting the walls could attract attention and make yours stand out. Also, you need to eliminate the clutter in your home so the spaces look bigger. 

It is important to note, however, to not over-improve your home. In a 2013 article by the Realtor Magazine, “some renovations, such as adding a bathroom or putting new shingles on a roof, might not always pay. The data suggests that the average amount recouped for a bathroom remodel is about 58%. For a new roof, it’s even less” (Curtis, 2019).

When adding a custom feature which you think would make a good impression on your property, make sure to add them in your listing information. It’s best to bring your best foot forward, anyway.

Price it right

Pricing your home appropriately would make your selling easier. You may consult a professional or compare prices around you to make a more informed value of your property. You should also try to put yourself on the shoes of the buyer to assess whether it’s already a fair price for them. 

Another tip from experts is to “find out what your home is worth, then shave 15 to 20 percent off the price. You’ll be stampeded by buyers with multiple bids — even in the worst markets — and they’ll bid up the price over what it’s worth” (10 Best-Kept Secrets, n.d.). It may sound like a lot of risk, but this strategy has been proven effective in real estate, especially in today’s market.

Take time to de-personalize

When selling, it is important that you make your potential buyers feel that they can own the house. The more personal stuff they see around, the less likely it is for them to picture themselves living in your place. Get rid of your memorabilia collection or personal keepsakes, and save it for your next home. 

Prioritize your kitchen

A single, most important part of your house is the kitchen. Buyers tend to look at this part first, so it would pay to remodel it when selling your home. You may want to repaint it with some neutral colors and add even one high-end appliance. Why so? Because when people see one, they’ll think that all the rest are also high-end. 

Make it “Move-in” ready

When selling, you always have to make sure that you’re ready to welcome the buyers. Don’t leave dishes in the sink, tidy up the living area, and make sure the storage boxes are well stacked in a room. Technicalities such as electrical and plumbing fixtures should be working in order to give your buyer an impression that your house is move-in ready, and they won’t have to stress out on getting it fixed. 

It is also important to make people feel warm, welcome, and safe as they approach their future house.

Some people tend to do the selling process on their own, unknowingly costing themselves more. Real estate agents are there to provide you invaluable marketing resources that can get your house sold, and they can help you set a reasonable and sellable pricing for your home.
