ANTIPOLO REAL ESTATE FACT #1: THE ERRATIC PRICES
When buying Antipolo lots, you may be wondering WHY ARE THE PRICES SO VARIED, even for one village. For example, you will find lots for sale at P9k per sqm all the way to P25k per sqm in the exact same village. That is because you actually have 2 options. RESALE and DEVELOPER LOTS.
What’s the difference? Simple… it all boils down to your preferred mode of payment.
Option 1: RESALE – aka. lots in the secondary market. These lots are below market price, sometimes as much as 50% OFF, because the sellers usually want cash or bank financing as the mode of payment. We recommend these options for those who want an investment, to get their lots cheaper. There are exceptions, some sellers may be agreeable to installment terms, but that’s a rare case and it usually comes with unpaid arrears on the seller’s side.
Another thing to consider about the resale market is that some villages offer only resale options such as Parkridge, because these villages have been sold out by the developer and have been completely turned over to the Homeowner’s Association.
Option 2: DEVELOPER LISTINGS – If the village you are interested in is still handled by the developer, and they have existing inventory or newly launched phases, you will most likely see pricier listings from P14,500 t0 P50,000 per square for premium villages already. These may be pricier but the developers often provide amazing payment terms.
This may seem expensive, but compare a premium P14,500/sqm property in Antipolo vs. a premium property in Metro Manila? That’s still a crazy difference if you ask me.
ANTIPOLO REAL ESTATE FACT #2: THE LARGE CUTS
Another common discovery that people have about Antipolo lots is that lots here, especially for the more high-end villages, run on the bigger side. With some premium villages having a minimum cut of 300sqm. Examples of these include Eastland Heights and Fairmount Hills. But this also means you can get huge cuts of land for much cheaper than you would in Metro Manila. Large properties will also give you more space for big gardens or outdoor living, and enough distance from neighbors.
