OUR MOST RECOMMENDED TERMS:

OPTION 1: 5 years at 0% interest, (where your 1st deposit is already the reservation fee). 

WHY ITS GOOD: It’s 0% interest! You don’t normally find this type of deal in the market especially for the more prime villages like Sun Valley, Havila or Eastland Heights. To own a lot under these terms, you don’t need to pay a reservation fee. Because your first payment already counts as the reservation AND the 1st installment out of 60, where 60=5 years. That’s a lot of savings.

Sample Computation:

Ex. Lot Size: 450sqm

Price Per Sqm: Php 20,000/sqm

TCP: Php 9,000,000

Monthly: Php 150,000/month

 

Available Lots for Option 1: Westend, Phase 9Ext, Phase 9At, Phase 5 & 8. Available prices range from P17,500/sqm to P20,000/sqm. Sizes range from 366sqm to 1,411sqm, adjacent lots are available.

OPTION 2: 24% DP, Payable over 12 months. 76% Balance payable in 5 to 10 years at 8% interest per annum. 

WHY ITS GOOD: You pay 24% of the TCP in installments which can go as far as 12 months at 0% interest. Then you pay the remaining 76% balance for as long as 10 years at 8% interest. Let’s compare this to bank financing, where banks usually offer 7% interest. For me, the Sun Valley in-house financing option is better because at a 1% difference, you don’t need to go thru the more complicated loan approval process.

Ex. Lot Size: 450sqm

Price Per Sqm: Php 17,500/sqm

TCP: Php 7,875,000

24% Spot: Php 2,116,800 (which can be paid in installments, up to 12months, which is Php 157,200)

76% Balance: Php 6,703,200 (which can be applied for financing)

5 years: Php 135,940.90
6 years: Php 117,507.10
7 years: Php 104,502.89
8 years: Php 94,783.25
9 years: Php 87,274.66
10 years: Php 81,309.82

 

Available Lots for Option 2: This option is applicable only to the new phase called Hidden Pond, where price ranges from P17,500/sqm to P22,500/sqm. Sizes range from 422sqm to 1,150sqm, adjacent lots are available.

Disclaimer: While I believe these promos are great and offers the most attractive payment terms in the market, Sun Valley is still considered one of the more premium villages in the area and market value is already at around Php 17,000/sqm from the Developer.
